These terms govern your use of this website and any property information you submit to Open Offer USA LLC. They do not replace the terms of a signed real estate agreement.

No obligation and no guaranteed offer

Submitting information does not obligate you to sell or require Open Offer USA to make an offer. A response may be a firm offer, a conditional offer, a range, a request for more information, or a notice that we cannot make an offer. Only a fully signed written agreement creates transaction obligations.

Property information and verification

You agree to provide information you reasonably believe is accurate and that you have permission to submit. Prices and terms may depend on title, access, condition, occupancy, repair needs, market information, and other facts that must be verified.

Our role

Open Offer USA LLC is a real estate investment company. Depending on the property and local requirements, we may purchase directly, use a permitted partnership-sale structure, renovate and resell, or assign contractual rights where permitted. We are not acting as your real estate agent, broker, attorney, tax advisor, or fiduciary unless separately stated in a written agreement.

Website availability

We work to keep the website accurate and available, but we cannot guarantee uninterrupted operation or that every item is free from error. We may update these terms when our services or legal obligations change.

Property-request text-message terms

The Open Offer USA Property Request Messaging Program is optional. If you affirmatively opt in, Open Offer USA LLC may send recurring text messages about the property and offer request you submitted, including appointment scheduling, requested updates, and direct follow-up. Messages may be sent using automated technology. Message frequency varies, generally up to 8 messages per month. Message and data rates may apply. Consent to texts is not a condition of submitting a profile, receiving an offer response, or entering a transaction.

Reply STOP to cancel. After a STOP request, we may send one nonpromotional confirmation and then no further program messages unless you opt in again. Reply HELP for help, email Info@OpenOfferUSA.com, or call (512) 522-6219. Participating carriers are not liable for delayed or undelivered messages. You must be the subscriber or customary user of the number provided and able to authorize messages to it. Review our Privacy Notice for how mobile information and consent records are handled.

Open Offer USA does not authorize marketing texts unrelated to the submitted property request, purchased-list texting, affiliate texting, prerecorded calls, or AI-generated voice calls under this program.
